QUESTIONS TO ASK - THEN RESEARCH FOR VALIDITY
- Years in business within the area you are considering a purchase
- Do they speak your language?
- Do they understand your culture?
- Do they have an actual office (not only operating from their home)
- Do they know the local market well
- Do they hire Professionals and train them well
- Do they offer more services than just real estate sales?
- i.e. legal services (English-Spanish speaking Attorneys), Full Property Management repairs, maintenance, vacation rental booking services, Project Management for upgrades Renovations and/ or New Construction preparation services, or life-time consulting, expat and relocation services
- Do they have on file fully signed Listing Agreements with all the sellers supporting documents (I.e. Seller's ID's, a copy of title)?
- Do they offer a mix of Resale and New Construction listings? Anyone can promote and sell new construction here
- Do they understand Real Estate Law and real estate sales taxes and the real estate tax benefits in the DR?
- Do they understand how legalities and Real Estate Sales processes, from start to finish, work here to assure a transfer of your new title with no issues?
- Do they have a history of staying with their clients throughout the entire sales process and well beyond?
- Do they have proven longevity here and know the areas that will best meet your goals?
- Do they know how to track the REAL market conditions and trends here?
- Do they possess a high percentage of their own direct listings; not just borrowed, collaborated, or hand-shake listings from others?
- For New Construction developments, do they personally know the Constructors (Builders) well and have they verified these constructors are legitimate with all the legal and approved permits maintaining positive historical track records?
- NOTE: Trying to buy directly through a Developer or buying through an inexperienced Agency or Independent (with no office) can cost new buyers MORE!
- Do they consistently maintain positive agency reviews with a continually maintaining a strong reputation in the market?
- FOR SELLERS, can they provide enough showing /selling opportunities? And have they prequalified their buyers in advance?

WEIRD CLIENT REGISTRATION REQUIREMENTS HERE - Researching properties FOR SALE is good, however, please know, when you ask a simple question of an agency, even if they don't respond (or speak your language) they will automatically pre-register you with all New Construction Builders/ Developers, hence blocking our ability to "PROPERLY" represent you. If you want to work with us, simply send us the other agencies listing links, so we can tell you the "truth" about the property or Builder. It is much appreciated if you also let them know you are already working with Reliable Realty, so we can reach out to them on your behalf and easily collaborate directly with them for your benefit of prompt and accurate representation.

PROPERTY STATUS GUIDELINES WITH RELIABLE REALTY SRL
"FOR SALE" V.S. "PENDING" and "SOLD"
"FOR SALE" - The property is still for sale. However, it may have a signed Purchase Offer.
"PENDING SALE" There is a fully signed Purchase Offer, with a receipt of the required ernest (or reservatioin) Deposit received.
"SOLD" - All sales contracts are signed and the property is paid in full, or legally under a finance contract.
