There is no formalized Multiple Listing Service (MLS) in the Dominican Republic.  They have tried this in the past, but this requires all agencies to be ethical, and fully transparent by providing the real selling price, and timely updates as to the current status of the property. i.e. FOR SALE, PENDING SALE, or SOLD.  Therefore, evaluating the market conditions and like-kind properties is a manual endeavor, often requiring physical research of other like-kind properties to best determine the most competitive asking price for your property, with considerations to the constant market changes.  A realistic CMA can therefore take a few hours, and in some cases a couple days to accurately compile “real time” comparisons.

The Market in Punta Cana and in Bavaro (beach-towns) changes often while this area continues to grow. For example, high property inventory options for both new construction offerings and resales can cause value fluctuations. This situation can and has created flat market conditions on and off annually.  World events can also cause ongoing fluctuations.
